The 2017 Cost vs. Value Report by Remodeling magazine ranks many different home improvement projects in terms of the percentage of cost recouped when the home is sold. The report presents data in two categories: midrange projects and upscale projects. Garage door replacement is presented in both categories.
An example of a midrange garage door replacement would be a brand new 16’x7’ single-layer, uninsulated Amarr Stratford ST1000 or Amarr Lincoln LI1000 garage door. Based on national averages, the average job cost of a midrange garage door replacement is $1,749, and the resale value is $1,345. This means a homeowner would recoup 76.9% of the cost, ranking midrange garage door replacement as the fifth-highest return on investment.
An example of an upscale garage door replacement would be a brand new 16’x7’ triple-layer insulated Amarr Classica CL3000 garage door with insulated glass windows and a lifetime warranty. Again, using national averages, the job cost for this type of door is about $3,304, and the resale value is $2,810. The homeowner would recoup 85% of the cost – the highest return on investment in the upscale projects category!
A Best of IBS Awards 2016 Finalist, LiftMaster will showcase its Model 8550W – the company's first Wi-Fi residential garage door opener, that makes it easier than ever to connect an opener to a smartphone, enabling monitoring and control from anywhere with the free MyQ® app. The opener also features Battery Backup to provide seamless access during power outages, as well as smooth, quiet operation with a powerful DC belt drive motor.
LiftMaster will also display the innovative Model 8500, which mounts on the wall next to the garage door rather than on the ceiling. This unique design creates a clean interior appearance and can free the garage ceiling for additional storage, if desired. The opener also features optional Battery Backup and the ability to monitor and control the system through a smartphone with the free MyQ app.
1. IMPROVE YOUR QUALITY OF LIFE
Life is short! Too short, in fact, to waste time hating something that you can change so easily. Do you dread the rumbling of your garage door? Does your spouse wake you up when they leave for work in the morning, or do your kids wake you up coming in at night? Do you worry about leaving the door open, or do members of your family forget to close it? Do you worry about the safety of your children playing near the door, or the safety of your home if someone decides to break in? These are just some of the problems that we hear about from our clients, and we are happy to say that a new garage door system can resolve all of these, as well as many other things that might be plaguing you.
The difference between an old, worn out door and a new garage door is like night and day. Newer doors are quieter, safer, and smarter. You can get a garage door opener that connects to your smart phone, or a door that is insulated against the summer heat – no matter what your goal, there is a perfect door for you. Why settle for a sub-par old hunk of junk, when a perfect door is just a call away?
2. PROTECT YOUR FAMILY
Like we mentioned above, safety is a major concern of many of our clients. All too often, reports show up on the news about a garage being broken into, placing the homeowner’s family at risk in addition to the financial burden of a robbery. You’ve probably heard that the hardest thing to get back after a robbery is your peace of mind, and that is true – but what’s also true about peace of mind is that it is the easiest thing to get, with a few simple upgrades! Modern garage doors have cutting-edge safety innovations, both in how they’re constructed mechanically and in how the garage door opener interacts with your remote. Tech-Savvy criminals can open older garage doors in seconds by tricking the opener into thinking that they have the correct remote, but newer doors are specifically designed to protect against this. Newer doors also have a different type of sandwich construction, to make it much more difficult for a crook to force the door open using mechanical means.
It is a well-established fact that most crimes are crimes of opportunity, so when choosing what new garage door to install, make sure that you go with one which will make you an unlikely target for anyone will ill-intent. The garage, like all entry points into your home, should be a priority for the security-conscious homeowner!
3. BEAUTIFY YOUR HOME
The garage door takes up a huge portion of the outside of your home, but odds are that you try not to look at your current door. Many homeowners stick with the basic door that the builder or previous owner installed without ever thinking about it, even if the door gets dented, rusted, or is just plain ugly! Well, fortuitously, you do not have to suffer through that problem. A new garage door is one of the best ways to increase the value of your home. Across the nation, a mid range garage door replacement can be expected to recoup homeowners 88.4% of value when they sell their home – the third highest ratio of everything tested.
That means that, if you see yourself selling your home in the future, you can look at replacing your garage door as a sort of investment – if the upgrade would make you happy but you’re worried about the cost, keep in mind that your happiness only has to balance out less than 12% of the cost, since you’ll make back the rest on resell!
